Salmon Harvester Opportunity Fund is looking for tenants for its 26,213 sq ft office scheme One Swallow Street, which is in the heart of Birmingham’s business district.
Salmon has launched the building to the market this week. The 11-storey office scheme has floors measuring 2,383 sq ft each, and the owner would consider splitting the floors to accommodate two suites of around 1,100 sq ft. It is quoting a rent of £12.50 per sq ft and its letting agents are DTZ and KWB.
One Swallow Street is located 250 yards from the new main entrance of New Street station, which links to the national network including direct services to Birmingham Airport and London Euston station. It is close to Birmingham’s inner ring road and the A38, which in turn offers swift access to the M6 and the national motorway network.
It is also close to the city’s abundance of retail, leisure and theatre facilities, including the Bullring shopping centre and the Mailbox.
