Korol have let two floors in their newly remodelled 22,200 sq ft Mansel Court office building in Mansel Road, Wimbledon, London SW19.
Following a comprehensive refurbishment which included, a new entrance and reception along with end of trip facilities in addition to three office floors, lawyers Morr & Co have leased the 2,100 sq ft 5th floor while ProAmpac, a consumable packaging company, have taken a new 10-year lease on the 4,850 sq ft ground floor.
The rents achieved equate to £56.50 per sq ft for the best space and set a new benchmark for Wimbledon, reflecting the quality of the building and demand from occupiers for best-in-class offices in Southwest London.
In addition to the atheistic improvements to the building it has been made fully electric with air source heat pumps and PV panels installed on the roof alongside active monitoring improving its EPC rating to an A and BREEAM score to Excellent while targeting Net Zero Carbon in operation.
The scheme was designed by Minifie architects who ensured that some of the strongest ESG credentials for an office building were at the heart of the design. This included using materials that excelled in their recycled content and ensured that waste was minimised resulting in a minimal carbon footprint for the development. Korol engaged with the wider community during the development, with art being supplied in the reception and building being commissioned from a local artist and also an art charity that specialises in working with disabled and neurodivergent artists.
