USS, advised by JLL Asset Management, has completed three key lettings at the refurbished No.33 Blagrave Street, that will bring new occupants into Reading town centre. The deals were done jointly by Haslams Surveyors and Campbell Gordon.
The triple signings saw a new headline rent of £33 per sq ft achieved on five-year leases for each occupier, at the 21,404sq ft, five-storey building. There is now just one floor remaining: a suite of 4,350 sq ft which will be speculatively fitted by the landlord.
Ciphr, has taken the entire third floor of 4,530 sq ft, with the HR software developer now relocating from Marlow.
Grid-scale battery energy storage solution providers, Atlantic Green, took part of the first floor, 2,954 sq ft, with Little Red Rooster PR company signing for the remainder at 2,099 sq ft, in a move that sees it move from Twyford.
Other occupiers in the building include Blandy & Blandy Solicitors, Kittle, bid writers, and Skill Dynamics, online educators.
Located in the heart of the town, 33 Blagrave Street is diagonally opposite Reading Town Hall, with secure underground car parking. The extensive refurbishment of the building saw the traditional façade kept, while the interior was completely remodelled, with a new entrance and modern reception area.
Harry Bevins, partner in Haslams Surveyors’ agency department said: “These lettings demonstrate continued demand for high quality offices in the sub 5,000 sq ft Reading market as occupiers continue to acquire desirable work environments to boost staff numbers returning to the office.
“This goes in tandem with not only attracting new staff but retaining the existing workforce by taking space in Reading’s thriving town centre that’s well connected with its wealth of transport links and local amenities.”
