The Citadel, a unique and historically significant site located in the south coast town of Dover has been sold to a Kent based private investor through national property consultancy Carter Jonas for an undisclosed consideration.
Situated on the Western Heights, this iconic and historically significant site boasts panoramic views over the English Channel and represents one of the most striking heritage assets to change hands in the region in recent years.
The site extends to 32.75 acres and comprises 217,371 sq ft (20,194 sq m) of existing accommodation spread across 54 buildings.
The Citadel is divided into four distinct parts, including the Parade Ground, the Western Outworks, the Car Park and additional lands, and the Revetment, each offering unique opportunities for development and regeneration.
Having played a key role in the Napoleonic era and both World Wars, The Citadel holds scheduled monument status and includes a number of listed buildings. Its rich history, combined with its unrivalled location and excellent transportation links means the site requires careful stewardship and specialist heritage expertise.
